Topping out at 300 feet, Villas on 24th reached a significant construction milestone this past week. The 340,000 sf student housing tower will accommodate nearly 700 students in the heart of UT Austin’s West Campus, two levels of below-grade parking, three levels of above-grade parking, and 25 levels of residential apartments. The project will open its doors for the fall 2025 semester.

When completed, the 30-story project will feature an amenity deck outfitted with an indoor/outdoor fitness center, a resort-style pool, spa, and a full-length basketball skycourt with downtown and campus views.

Designed with hospitality in mind, the hotel-style reception at the ground level is thoughtfully curated with lounge and study areas. Also at this level is full-height glazing that engages the pedestrian landscape. On the building’s exterior, a distinctive geometric pre-fabricated panel system adds movement and texture to the building’s form, creating dramatic shadows in the featured drone image.

Rhode Partners Director, Bobby Tait, remarks “Rhode Partners is honored to have played a role in the design of this special project to accommodate the housing needs near campus. We’re grateful for the strong collaboration and partnership with Villas Student Housing and Rogers O’Brien Construction to achieve design and construction excellence.”
